open houses on your luxury Tampa listings

One of the reviews on your site says you supervised two open house events and offers came in quickly after. Open houses carry more weight when the rooms read as rooms instead of empty squares, which is where I come in.

I'm Sarah Bennett and I run Bennett Home Staging. I stage vacant and occupied homes for listings across Tampa Bay, with a 48 hour turn from walkthrough to install.

Your group works the luxury side of Tampa Bay, and at that price a buyer walking into a bare great room is doing math about what's wrong rather than picturing furniture. Vacant staging starts at 1,800 for 30 days, and last year 41 of the 44 homes we staged went under contract inside 30 days.

If it's useful, send me one address you are listing in the next month and I will send back a staging quote for it, no visit needed.

Built on the agent's own page: “supervised two Open House events, and offers were quickly received”. Every researched email opens with something true about that one agent.

How it works

Four short steps, then it runs on its own

01

Tell us what you offer

Who you are, what you do, one line of proof, the price you want mentioned, and the ask. Five short fields.

02

Connect a mailbox

Your own Gmail, Microsoft 365 or any mailbox, or we register a lookalike domain, set up a mailbox in your name and warm it for two weeks first.

03

Pick the agents

A state and, if you like, a city. Anyone you have already emailed, or who has opted out, is left out automatically.

04

Approve and go

A few drafts a day. Approve with one click or switch approval off. Replies are read for you and the interested ones are flagged and emailed to you.

The product

What you will be looking at

Nothing to install. Sign in, read the drafts, press approve. The report shows every agent on your list accounted for: written to, built on list facts, or skipped with the reason.

The Drafts page: each email with the agent, their brokerage, a link to their page, the tier, and approve or reject
Drafts. Each one shows the agent, the line from their page it was built on, and approve or reject with a reason.
The Report page: prospects by tier and monthly usage
Report. Researched, facts-based and skipped counts, replies, and what this month cost.

Straight answers

What people ask before they start

Who is this for?

Anyone who sells to real estate agents: stagers, photographers, remodelers, lenders, title and closing, marketing services, and brokerages recruiting agents.

Is this a blast?

No. One email per agent, written from their page, sent a few at a time through the day at a pace your mailbox can carry. Nobody gets a second sales email from you through us.

Who writes them?

Software does the reading and writing, following the rules a good salesperson would: say one true thing, say who you are, say why it matters to them, make a small ask. You see every draft.

Do I have to send from my main domain?

No. Most people keep their real domain out of cold email. Ask for a dedicated sending domain and we set it up and warm it for two weeks before the first email.

Is it compliant?

Every email carries your name, your postal address and a working opt-out. Opt-outs and bounces are honoured automatically and never emailed again.

What happens to replies?

They land in your inbox like any other email. We also read them, mark the interested ones, and email you those so nothing is missed.

Bought the list. Now the emails.

Most people who buy a state file never send to it. This is the part that does the sending, the way you would if you had the time.
